Kuningan occupies a stretch of South-Central Jakarta on both sides of Jl. Rasuna Said, and for decades it has been one of the most popular addresses among expats who want to live close to Jakarta’s business and diplomatic core. Well-planned, well-connected and home to some of the city’s most prestigious offices, hotels and residential towers, it offers a distinctly urban, professional lifestyle with excellent CBD access.
The Character of Kuningan
Kuningan is a neighbourhood of two overlapping identities. To the east, Patra Kuningan is an established residential estate with tree-lined streets, good parking and a history stretching back to the 1970s when it was developed primarily for oil and gas industry families. To the west, along and around Jl. Rasuna Said and into the Mega Kuningan corridor, a more contemporary, high-rise face of the neighbourhood has emerged — modern apartment towers, five-star hotels, corporate offices and serviced residences that feel more like Singapore’s Orchard Road corridor than a traditional Jakarta neighbourhood.
Both sides have their advocates, and they attract somewhat different residents.
Patra Kuningan: The Established Residential Estate
Patra Kuningan was built in the 1970s and established itself early as a favourite among oil and gas industry expat families. The community has diversified considerably over the years — residents now come from finance, consulting, the diplomatic community and beyond — but it retains a genuine neighbourhood feel, with tree-lined streets, well-maintained communal spaces and a settled quality that newer developments lack.
The housing stock in Patra Kuningan is older, and some properties will require repairs or modernisation before they are ready for occupancy at the standard most expats expect. A thorough pre-lease inspection is always advisable before committing to a lease on one of these homes. Those who do their due diligence, however, often find excellent value in spacious, characterful properties that would be rare at comparable prices elsewhere in the city.
Mega Kuningan: Modern Urban Living
Kuningan Timur, on the west side of Jl. Rasuna Said, includes the Mega Kuningan development — a concentration of newer offices, hotels and apartment towers that has expanded significantly in recent years. Key residential options in this corridor include:
- Verde One and Verde Two — modern residential towers offering contemporary apartment living close to the CBD
- Anandamaya — another well-regarded option for expats preferring apartment living in the Mega Kuningan corridor
- Ascott Kuningan — a popular serviced apartment option for expats on shorter assignments or those arriving before securing longer-term accommodation. Located within the Ciputra World complex.
- Oakwood — a well-known serviced apartment option conveniently located within Mega Kuningan, popular with expats on corporate assignments
Shopping & Lifestyle
The most prominent shopping and lifestyle destination in the area is the Ciputra World complex on Jl. Prof. Dr. Satrio:
- Lotte Mall (formerly Lotte Shopping Avenue) — a large upscale retail mall covering international fashion, dining and entertainment
- Raffles Hotel and Raffles Residences — one of Jakarta’s most prestigious hotel and luxury residential addresses
- Ciputra Artpreneur — one of Jakarta’s finest performing arts theatres and galleries
Kuningan City Mall and the Ambassador Mall are well-established retail anchors in the area and offer a broader, more everyday retail mix suitable for regular grocery and household shopping.
Setiabudi One on Jl. Rasuna Said is a long-standing favourite among the Kuningan expat and business community. Its ground and first floors are packed with a wide range of restaurants, cafés and coffee shops, making it a popular spot for business lunches and casual weeknight dinners.
Transport & MRT
Kuningan has good MRT access via Setiabudi Astra station on the North-South Line, connecting residents directly to the Sudirman corridor and north to Bundaran HI. For daily commuters to the CBD, this is a significant advantage — the MRT journey is fast, air-conditioned and entirely unaffected by Jakarta’s notorious surface traffic.
Grab and Gojek are widely available throughout the area, and the road network — while busy at peak hours — is generally more structured and manageable than the organic lanes of Kemang or Cipete.

Flood Risk
Kuningan is generally considered lower risk for flooding. The neighbourhood’s elevation and well-maintained drainage infrastructure give it better resilience during the wet season than lower-lying parts of South Jakarta. As always, ask specifically about the history of any individual property before signing.

Schools
Kuningan is not in the heart of the international school corridor, but it is well-connected to it. JIS (Cilandak/Pondok Indah), Nord Anglia (Cilandak), the Lycée Français (Cipete) and other South Jakarta schools are all accessible by car — typically 30–50 minutes depending on traffic. Families who prioritise CBD proximity for one parent while needing school access for children often find Kuningan a workable compromise.

Pets
It is worth noting that very few apartment buildings in Jakarta accept pets. Families or individuals with dogs or other animals will find Kuningan’s apartment-dominant housing stock limiting. If pets are a priority, the freestanding house neighbourhoods of Kemang, Cipete or Cilandak are likely a better fit.
