Often described as the Beverly Hills of Jakarta — a comparison that is part compliment and part gentle ribbing — Pondok Indah is one of the city’s most established and well-planned residential areas. Conceived in the 1970s and developed steadily since, it offers wide tree-lined streets, well-maintained infrastructure, gated communities and a suburban orderliness that stands in sharp contrast to the organic sprawl of Kemang or the dense commercial energy of Kuningan. For expat families who want space, quality schools and a proven residential environment, Pondok Indah remains a first-choice address.
The Character of Pondok Indah
Pondok Indah is planned in a way that most of Jakarta is not. The streets are wide enough to feel genuinely suburban, the infrastructure is well-maintained, and the gated residential clusters give the area a security and orderliness that newer neighbourhoods still aspire to. Mature trees line the main roads, and the general atmosphere is of a well-established, prosperous, family-oriented community.
The Metro Pondok Indah sub-development, south of the Pondok Indah Mall complex, is one of the most popular residential pockets within the area — well-planned, quiet, and convenient for both the mall and the main southern toll road.
Housing in Pondok Indah
Houses in Pondok Indah tend to be large, sometimes impressively so. The neighbourhood’s reputation for scale and quality is well-earned — there are genuinely grand family homes here that would be difficult to find at any price in the closer-in neighbourhoods.
A note of caution: newer developments within Pondok Indah sometimes lack the generous backyards that make older expat neighbourhoods like Kemang or Cipete so attractive to families with children. The character and quality of properties varies considerably across different parts of the area. It is worth visiting a range of properties before deciding, and not assuming that all of Pondok Indah is equivalent.
Rental costs reflect the neighbourhood’s prestige and scale:
- 3-bedroom house: approximately USD 3,000 – 8,000+/month
- Larger or more prominent properties at the higher end of this range

Schools
Pondok Indah is the neighbourhood most closely associated with Jakarta Intercultural School (JIS), whose main campus is on Jl. Terogong Raya in Cilandak — easily accessible from Pondok Indah with a commute that typically runs against the flow of city-bound traffic and is therefore more manageable than the distance might suggest.
Families considering the British School Jakarta (BSJ) should note that BSJ is located on a large campus in Bintaro, South Tangerang. The commute from Pondok Indah to BSJ is typically 30–50 minutes via the toll road. Families who make BSJ their primary school of choice often live in Pondok Indah and use the school’s bussing system.
Nord Anglia School Jakarta and the Singapore Intercultural School are also accessible from Pondok Indah within the Cilandak/Lebak Bulus corridor.

Shopping & Amenities
Pondok Indah Mall (PIM) — now comprising three connected sections (PIM 1, PIM 2 and PIM 3) — offers one of the most comprehensive retail and dining destinations in South Jakarta. Cinema, supermarkets, international brand stores, dining, fitness facilities — PIM covers almost everything a family could need within a single complex, and its convenient location within the neighbourhood means residents rarely need to travel far for everyday shopping.
Metropolitan Medical Centre (MMC Hospital Pondok Indah) is one of South Jakarta’s most respected private hospitals and a significant amenity for expat families in the area. Having a quality medical facility this close to the main residential cluster is a genuine advantage.
The TB Simatupang Corridor
Jl. TB Simatupang, running along the southern edge of the Pondok Indah area, is lined with a growing number of office buildings. Executives based in those offices frequently choose Pondok Indah for the obvious reason: the commute is short, often manageable even during peak hours, and the quality of life at home is high. As more corporate offices migrate south along the TB Simatupang corridor, Pondok Indah’s appeal for senior professionals has only grown.
Transport & MRT
Pondok Indah does not sit directly on the MRT North-South Line. However, Fatmawati station and Lebak Bulus station (the line’s southern terminus, with Park and Ride) are both within Grab or driving distance. For residents willing to drive or take a Grab to the station, the MRT offers a practical, traffic-free commute to Bundaran HI and the Sudirman corridor on days when the toll roads are congested.
Grab and Gojek are widely available throughout the area. The main toll roads — providing connections north to the CBD and west to the airport — are directly accessible, making Pondok Indah well-connected to the wider Jakarta metropolitan area despite being one of the more southerly expat neighbourhoods.
Flood Risk
Pondok Indah is generally considered lower risk for flooding. The neighbourhood’s elevation, planned drainage infrastructure and well-maintained roads give it better resilience than lower-lying parts of South Jakarta like Kemang. It is one of the safer choices in this respect, though no part of Jakarta is entirely immune during an extreme wet season event.
Summary: Is Pondok Indah Right for You?
Pondok Indah is the default choice for many expat families coming to Jakarta — and for good reason. It offers the most complete combination of space, planning, school access, healthcare, retail and community that the city provides. The cost is higher than most alternatives, and the MRT is not directly accessible, but for families prioritising quality of residential life, it is difficult to fault.
