Living in Cipete, Jakarta

Cipete sits south of Kemang and has long been overshadowed by its more famous neighbour in expat conversations. That is changing. In recent years, and particularly since the opening of the MRT, Cipete has quietly established itself as one of South Jakarta’s most practical and appealing places to live — offering a more residential, less commercially frenetic atmosphere than Kemang, generally better value for money, and a distinctive Franco-Indonesian community character that gives it a charm entirely its own.

The Character of Cipete

Cipete is a neighbourhood of freestanding houses, tree-lined residential streets and a pace of life that feels noticeably calmer than Kemang on the other side of the main road. It is more local in character — fewer bars, fewer weekend crowds, fewer of the venues that draw noise and traffic to Kemang on Friday and Saturday evenings. For families who want the benefits of South Jakarta’s residential corridor without the intensity of Kemang, Cipete consistently comes out ahead.

The French expat community has long anchored itself in Cipete, drawn by the presence of the Lycée Français Louis-Charles Damais (LFLCD). The neighbourhood retains a distinctive Franco-Indonesian atmosphere — French bakeries, bistros and community organisations are genuinely woven into daily life here in a way that is unlike any other part of Jakarta. That said, Cipete is by no means exclusively French. It attracts expats of many nationalities who value the quieter pace, the good value and the area’s improving connectivity.

Housing in Cipete

Like Kemang, Cipete is predominantly a neighbourhood of freestanding houses rather than apartment buildings. Houses here are often spacious by Jakarta standards, with generous gardens and, in many cases, private swimming pools. These are amenities that are far harder to find in the apartment-heavy areas closer to the CBD.

Rental prices are generally more affordable than comparable properties in Kemang — making Cipete an excellent option for families who want space and outdoor life without stretching to Kemang prices:

  • 3-bedroom house: approximately USD 2,000 – 5,000/month
  • Properties with pools and large gardens at the higher end of this range

Always verify current pricing with a local agent, as the market moves with the rupiah exchange rate. For property assistance, see [expat.or.id/info/agents.html](https://expat.or.id/info/agents.html).

A practical note: Some streets in Cipete are narrow and can be difficult to navigate by car. This is worth bearing in mind if you plan to drive yourself regularly — test the route from any property you are considering to your workplace and to your children’s school before committing.

Pets

Cipete is an excellent choice for expat families with pets. The abundance of freestanding houses with outdoor space and gardens makes it far more practical for dogs and other animals than the apartment corridors of Kuningan or SCBD, where pet-friendly buildings are rare. If you are relocating with a dog or other animal, Cipete (along with Kemang and Cilandak) should be near the top of your list.

MRT & Transport

Cipete’s accessibility has improved markedly since the opening of the MRT North-South Line. Cipete Raya station now provides a practical, traffic-free commute option to the Golden Triangle that bypasses the area’s sometimes congested road network entirely. The journey to Bundaran HI — Jakarta’s central business hub — takes well under 30 minutes on the MRT, regardless of surface traffic conditions.

This connectivity upgrade has made Cipete an increasingly attractive proposition for expats who want a quieter, more residential atmosphere without sacrificing practical access to the city centre. For those working in or near the Sudirman corridor, living in Cipete and commuting by MRT is now a genuinely compelling option.

Grab and Gojek are widely available throughout the area and remain the default choice for shorter journeys and errands.

Flood Risk

Cipete is generally considered moderate flood risk — better than Kemang, but not as low-risk as Pondok Indah or Menteng. The terrain is more varied than the map suggests, and flood exposure can differ significantly between streets and even between adjacent properties. As always, ask specifically about the flood history of any individual property and street before signing a lease.

Schools

Cipete is home to the Lycée Français Louis-Charles Damais (LFLCD), which makes it the natural address for French expat families. For families using other international schools, the main options in the South Jakarta corridor are all within reasonable reach:

  • JIS (Cilandak and Pondok Indah campuses) — accessible by car, typically 20–40 minutes depending on traffic
  • Nord Anglia School Jakarta — in the Cilandak corridor, 15–30 minutes
  • British School Jakarta (BSJ) — Bintaro, South Tangerang, approximately 40–60 minutes

The MRT also provides a practical option for older students commuting independently to schools near MRT stations.

For a comprehensive school listing, see [expat.or.id/info/internationalschools.html](https://expat.or.id/info/internationalschools.html).

Shopping & Dining

Cipete has a growing number of neighbourhood cafés, independent restaurants and local warungs that give it an appealing, unpretentious daily-life quality. The Franco-Indonesian atmosphere is most visible in its cafés and bakeries — fresh bread and good coffee are easier to find here than in many other Jakarta neighbourhoods.

For major shopping, Pondok Indah Mall (PIM), Lippo Mall Kemang and Gandaria City are all within a short drive. The area is well-served for everyday grocery shopping through both local markets and modern supermarkets.

Summary: Is Cipete Right for You?

Living Here: Pros & Cons

  • The Hub for French Education: It is the absolute default address for French-speaking families due to hosting the Lycée Français Louis-Charles Damais (LFLCD), while remaining within comfortable reach of JIS and Nord Anglia campuses.

  • Stress-Free MRT Connectivity: Cipete Raya station provides a seamless, highly efficient route straight into the heart of Jakarta’s business hubs, completely bypassing the headaches of surface traffic spikes.

  • Superb Pet-Friendly Housing Layouts: Unlike the apartment corridors closer to the CBD, Cipete is dominated by spacious freestanding houses featuring large private gardens and pools, making it an ideal choice for dogs and other pets.

  • Tight, Narrow Secondary Streets: A practical reality of the neighborhood is that several residential side streets are quite narrow, making navigating larger cars or passing oncoming traffic a daily driving challenge.

  • Moderate, Inconsistent Flood Exposure: While generally safer than the lower Kemang basin, Cipete still carries a moderate flood risk that varies widely street-by-street, necessitating thorough direct research before leasing.

  • Limited Local High-End Commercial Retail: The immediate area intentionally lacks large destination shopping malls or a dynamic nightlife scene, meaning residents must make short drives to neighboring districts (like Pondok Indah or Kemang) for major retail and entertainment.
