Living in Kuta & Denpasar, Bali

Kuta and Denpasar form the commercial and logistical heart of Bali. They may lack the aesthetic glamour of Seminyak or the cultural cachet of Ubud, but they offer something that the trendier areas cannot: convenience, affordability, and a genuinely Indonesian urban life. For expats who prioritise proximity to government offices, hospitals, schools and the airport — or who simply want to live in Bali without paying Canggu villa prices — Kuta and Denpasar make excellent bases.


Understanding the Area

Kuta is Bali’s original tourist hub, a dense, lively strip running along a world-famous surf beach. It has a reputation for backpacker noise that is somewhat dated — the area has matured significantly, and its proximity to the airport (10–15 minutes), excellent shopping malls, and strong medical facilities make it a practical choice.

Denpasar is the provincial capital of Bali — a proper Indonesian city with government offices, universities, a large local population, and a commercial infrastructure that the resort towns don’t have. Renon, within Denpasar’s southern reaches, is particularly popular with expats who want to be close to Sanur’s amenities at lower rents. Neighbourhoods like Sesetan and Cokroaminoto offer genuine local living with easy access to both the south Bali corridor and the administrative services that expat life often requires.


Housing in Kuta & Denpasar

Kuta and Denpasar are among the more affordable areas in south Bali for long-term renters:

  • Simple 2-bedroom house in Denpasar or non-prime Kuta: USD 300–600/month
  • Serviced apartments or more modern homes: USD 600–1,200/month

Many leases in Bali are offered on a one or two-year prepaid basis. Always engage a reputable notaris and review contracts carefully. Home to T Galleria by DFS for duty-free luxury shopping, H&M, Uniqlo, Calvin Klein, Lacoste, Birkenstock, AZKO (formerly Ace Hardware, rebranded January 2025), Matahari department store, Gramedia bookshop and a Cineplex. Good one-stop option when coming from or going to the airport.

Trans Studio Mall Bali, Denpasar — features an indoor theme park and roller coaster — a genuine lifesaver for families on a rainy day.

Tiara Dewata, Denpasar — downtown supermarket covering everything from groceries to books. The Tiara Grosir outlet on Jl Cokroaminoto is good for buying in volume.

Badung Central Market — Jl Gaja Mada, Denpasar. The main traditional market in the city.

Kuta Market — Jl Raya Kuta. Local market for everyday goods and souvenirs.

Kumbasari Market — across from Badung market, for fabric and handicrafts.

Bhineka Jaya, Denpasar — Jl Gaja Mada, just after the Jl Sulawesi crossing. Superb coffee served in a historic shop dating from the 1930s. An institution.

Tanah Lot — the iconic sea temple on a rocky outcrop west of Denpasar. One of Bali’s most visited sights — best seen at sunset.
