The area has experienced significant floods in multiple years. Some properties flood more reliably than others, and the difference between a house that floods and one that doesn’t can be a single street or even a matter of which end of an alley you are on.

Shopping & Dining
Kemang’s restaurant and café scene is one of its defining draws. Kemang Raya and the surrounding streets offer a dense concentration of dining options covering Indonesian, Japanese, Italian, American and fusion cuisines, alongside bars, coffee shops and the kind of casual neighbourhood venues that make for a genuinely enjoyable local life.
Lippo Mall Kemang provides a large modern retail and entertainment option for residents — cinema, supermarket, international brands — without displacing the neighbourhood’s more characterful street-level identity. For major shopping, Pondok Indah Mall (PIM) and Gandaria City are also within a reasonable drive.

Kemang rewards those who go in with clear eyes. The flooding risk is real, the traffic is genuine, and the MRT is not nearby.
