The SCBD — Sudirman Central Business District — is Jakarta’s most concentrated hub of multinational corporate offices, five-star hotels and luxury serviced residences. Living here is an experience unlike anywhere else in the city: intensely urban, supremely convenient for those whose offices are nearby, and genuinely modern in a way that contrasts sharply with the organic sprawl of the broader metropolitan area. For expats on corporate assignments or those who place CBD proximity above all other considerations, SCBD is the obvious answer.
The Character of SCBD
SCBD is, first and foremost, a business district. Its towers house the regional headquarters of multinational corporations, international law firms, global banks and the embassies of major trading partners. The district is built to a scale and standard that feels immediately familiar to expats arriving from Singapore, Hong Kong or the financial districts of European capitals — wide boulevards, modern glass architecture, security-conscious residential buildings and a general sense of order and maintenance that is not always easy to find in Jakarta.
Living here means accepting a more urban, high-rise lifestyle. Private gardens are essentially nonexistent; green space comes from parks and the landscaped grounds of the larger developments. What SCBD offers in exchange is unmatched convenience — particularly for those who work within the district itself.
The Ultimate Commute Advantage
For expats whose offices are in or near SCBD, the possibility of a commute accomplished on foot — or at worst a five-minute drive — is a genuine luxury by Jakarta standards. In a city where a 45-minute to 90-minute daily commute each way is considered normal, the ability to walk to work is a quality-of-life advantage that is difficult to overstate. Those who have experienced years of Jakarta traffic and then moved to SCBD often describe the change as transformative.
Housing in SCBD
The residential options in SCBD are predominantly high-rise apartments and serviced residences — often the most modern and well-maintained in the city. Serviced apartments with hotel-style amenities (concierge, housekeeping, gym, pool) are the dominant format, catering to the large population of expats on corporate assignments who want quality accommodation without the complexity of furnishing and managing a private home.
Key options in the area include several internationally recognised branded residences and serviced apartment operators within the district. (Verify current availability and pricing directly with agents, as specific building inventories change.)
Rental costs:
- 1–2 bedroom serviced apartment: approximately USD 1,500 – 3,500/month
- 3-bedroom apartment: approximately USD 2,500 – 5,000/month
Serviced apartments command a premium over unfurnished options. Always verify current pricing with a local agent, as the market moves with the rupiah exchange rate. For apartment-specific guidance, see [expat.or.id/info/apartments.html](https://expat.or.id/info/apartments.html).
MRT & Transport
SCBD has excellent MRT access, with both Istora and Senayan stations on the North-South Line directly serving the district. From here, the MRT connects quickly north to Bundaran HI and the full Sudirman corridor — though for most SCBD residents, the MRT’s value is more for reaching other parts of the city rather than getting to work.
Pacific Place Mall — the district’s anchor retail and dining destination — is directly accessible on foot from most residential buildings, as are numerous other restaurants, cafés and services within the district itself. For those without a car, SCBD is the most walkable and self-contained neighbourhood in Jakarta.
Grab and Gojek are of course widely available, and taxi services from the district’s hotels are reliable. The road network is well-maintained and generally less chaotic than the organic street layouts of Kemang or Cipete.
Flood Risk
SCBD is generally considered lower risk for flooding. The district was built to modern engineering standards, its drainage infrastructure is well-maintained, and it benefits from both good elevation and proactive management by the development authority. It is one of the more reliable parts of Jakarta in this regard.
Shopping & Dining
Pacific Place Mall anchors the retail and dining scene in SCBD and is directly accessible from most residential buildings within the district. It covers international fashion, fine dining, entertainment and everyday needs within a single modern complex.
Beyond Pacific Place, SCBD is surrounded by an increasing number of restaurants and cafés in the surrounding Senopati and Sudirman corridor, all within easy reach on foot or by a very short Grab ride.
For broader shopping needs, Senayan City, Plaza Senayan and Gandaria City are all within a short drive to the south.
Schools
SCBD is not in the international school corridor — the main schools are all to the south, typically 30–60 minutes by car depending on traffic and destination:
- JIS (Cilandak campus) — typically 35–50 minutes
- Nord Anglia School Jakarta — Cilandak, similar commute
- Lycée Français (LFLCD) — Cipete, 25–40 minutes
- British School Jakarta (BSJ) — Bintaro, 45–60 minutes
For families with school-age children, the daily school run from SCBD requires realistic time budgeting. Many families with children at South Jakarta schools prefer to live closer to the school corridor (Cipete, Cilandak, Kemang, Pondok Indah) and accept a longer work commute rather than the reverse.
For a comprehensive school listing, see [expat.or.id/info/internationalschools.html](https://expat.or.id/info/internationalschools.html).
Pets
SCBD’s apartment-dominant, high-rise character makes it one of the least suitable areas in Jakarta for pet owners. Very few residential buildings in the district accept pets. Families or individuals with dogs or other animals will find far better options in the house-heavy neighbourhoods of Kemang, Cipete or Cilandak.
Who Should Choose SCBD?
SCBD is emphatically not for everyone. It suits a specific profile: an expat (often on a corporate assignment, often without children) for whom work convenience is the overriding priority, who is comfortable with and positively inclined towards high-rise urban living, and who values the modern, managed, hotel-adjacent quality of the district’s residential options.
For those it suits, it is the most efficient address in Jakarta. For families with young children, pet owners, or expats who prioritise outdoor space and neighbourhood character, the southern residential corridor will serve better.
