Seminyak and its inland neighbour Kerobokan occupy a stretch of Bali’s west coast that has long been synonymous with sophisticated expat living. Less frenetic than Kuta, more polished than Canggu, and more beach-accessible than Ubud, this corridor hits a sweet spot for expats who want world-class restaurants, high-end spas, boutique fashion, and easy beach access — all within a few kilometres of each other. It remains one of the most popular choices for professional expats and established families.
Why Expats Choose Seminyak & Kerobokan
Seminyak is Bali’s most restaurant-rich neighbourhood, with an extraordinary concentration of quality dining on and around Jl Laksmana (Eat Street), Jl Kayu Aya, and Jl Petitenget. The beach strip — particularly at sunset — is among the most beautiful in south Bali. Shopping in the area ranges from global brands at nearby Beachwalk to the boutique Balinese fashion houses that have made Seminyak’s side streets famous.
Kerobokan, immediately inland from Seminyak, offers a more residential feel at generally lower rents, while retaining easy access to everything the area offers. Many long-term expat families choose Kerobokan specifically for this balance of lifestyle and value.
Housing in Seminyak & Kerobokan
This corridor is one of Bali’s more expensive rental markets, though more affordable than the central Canggu strip:
- 2–3 bedroom villa with pool, central Seminyak: USD 2,000–4,500+/month
- Modern villa in Kerobokan: USD 1,200–2,500/month
- Smaller homes or simpler accommodation: USD 600–1,200/month
Many leases in Bali are offered on a one or two-year prepaid basis. Always engage a reputable notaris before signing long-term agreements.
