Townhouses are one of several housing options available to expatriates living in Jakarta. Although they are less common than apartments or standalone houses, they remain an attractive choice for families looking for additional space while avoiding many of the maintenance responsibilities that come with renting a large home.

A townhouse in Indonesia is typically a multi-level home that shares walls with neighbouring units while providing private living areas, a small garden or terrace, and dedicated parking. Most townhouse developments include shared facilities such as a swimming pool, clubhouse, children’s play area, fitness room or landscaped gardens. Professional management companies are usually responsible for maintaining all common areas, allowing residents to enjoy the benefits of a house without having to manage extensive outdoor maintenance.

Unlike apartments, however, the number of townhouse developments in Jakarta is relatively limited. Most are located in popular expatriate residential areas such as Kemang, Cipete, Cilandak, Pondok Indah, Kebayoran Baru and parts of South and West Jakarta. Because there are fewer townhouse complexes than apartment buildings, well-managed developments with good reputations often have very little vacancy, particularly before the arrival of new expatriate assignments. If a townhouse meets your requirements, it is often advisable to make decisions promptly, as desirable units may not remain available for long.

Many multinational companies have traditionally favoured townhouse complexes for relocating employees. Housing several families within one professionally managed development simplifies maintenance, security and communication with property management. In addition, townhouse compounds generally provide a more controlled environment that meets the housing standards required by many international employers.

Security is one of the strongest advantages of townhouse living. Most developments have a guarded entrance staffed by satpam (security personnel), controlled visitor access and regular patrols throughout the complex. This provides peace of mind for residents and creates a safer environment for children to play outdoors within the compound.

Townhouse living also creates a stronger sense of community than many larger residential developments. With relatively few homes—sometimes as few as four units and rarely more than fifty—neighbours often become acquainted, children make friends easily and community events may be organised by residents or management. For newly arrived expatriate families, this environment can make settling into life in Jakarta considerably easier.

Another significant benefit is reduced household maintenance. Residents do not normally need to hire separate gardeners, pool maintenance staff or security guards, as these services are usually provided through the property’s management company. Common facilities, landscaping and shared infrastructure are maintained professionally, allowing residents to spend less time dealing with household issues.

Before signing a lease, carefully review what is included in the rental price. Some leases include management fees, while others require tenants to pay them separately. Ask about maintenance responsibilities for air conditioning, plumbing, electrical repairs, pest control and garden upkeep. It is also worth confirming the number of parking spaces provided, visitor parking arrangements, pet policies and any restrictions imposed by the management committee.

As with all rental properties in Indonesia, inspect the townhouse thoroughly before moving in and document its condition. Confirm that appliances, air conditioners, water pressure, electrical capacity and internet availability meet your family’s needs. Having a detailed inventory and condition report signed by both parties can help prevent disputes when the lease ends.

Although apartments have become increasingly popular in recent years—particularly as many companies have reduced expatriate housing budgets—townhouses continue to offer an excellent balance between space, privacy, security and convenience. For families with children, or those who prefer living in a house without the maintenance responsibilities of a large standalone property, a townhouse can be one of Jakarta’s most practical housing choices.

Management quality, facilities, construction standards and community atmosphere can vary significantly from one complex to another, and visiting multiple properties will help you identify the one that best suits your family’s lifestyle.
